     Many Adirondack businesses have evolved from “Mom and Pop” family situations over the years.  Except for the few industries that have always been part of the Adirondack heritage, such as lumbering and mining, most businesses have their roots in the tourist or recreation fields.  The Adirondack environment has become more popular as the primary residence for many and supportive business and service demands have grown.  Each year sees an increasing number seeking to make a move whereby they could own and operate a business in this very desirable environment.

 

     However, the “Mom and Pop” aspect of a typical Adirondack business, with very marginal and sporadic income, is no longer adequate for this new class of would-be business owner.  First, the cost to acquire and the large debt service involved, mandate that a business do more than just support itself.  The income potential must be able to justify the overhead and sustain the needs of a buyer.  Although that may sometimes be possible, more often than not, substantial additional investment is necessary to make the business realize its full potential. In our role of marketing the existing commercial opportunity, we stress the potential of the existing business and, at the same time, explore the possibilities of other income sources as part of or a supplement to, what is at hand.  Our experience allows us to bring valuable insight to both the buyer and seller.  We must be able to justify escalating real estate values plus explore additional retail or service business to help augment the existing income.  Identification of potential is an important part of the assistance we provide to both parties.

 

     As prices for commercial entities increase so do the needs for considerable and many times, creative financing.  We research all possibilities including owner-held, traditional commercial, grants, exchanges, or subsidized. We have an established relationship with institutions such as the Adirondack Economic Development Corporation who look to make resources available to new or growing businesses.  It is not uncommon for us to make sales presentations to potential financial sources as well as potential buyers.

     

     In the recent past we have been able to attract young entrepreneurs to the Adirondacks from both business and industry.  The primary lure has been “the quality of life” for raising families, however, independent lifestyle, rural environment and an attractive retirement setting are also important factors.  In recent years, many established businesses have been purchased by young families with whom we worked.  In all of these cases our buyers were interested in quality of life issues and each left substantial incomes elsewhere to pursue small business opportunities in the Adirondacks.

 

     As the Adirondack population base of both vacationers and year round residents broadens and is demanding of more services, we see changes in the business climate.  New commercial opportunities arise as does the necessity for expansion in existing business.   We also see a new category of buyer showing interest within the area and that is the developer for national brand name or franchise companies.  In the past, our environment may have been perceived as marginal for this investor because of the seasonality of business or limited number of residents.  Now, the change in business milieu has become more attractive.  Timm Associates has worked hard to establish itself as the primary resource for these larger developers and investors.  We help them explore the available inventory and competition, evaluate demographics, acquire the necessary properties and work on their behalf to bring about whatever may be necessary in regard to permits, variances etc. from State, County and local governmental agencies including the Adirondack Park Agency.  

 

     Working with large developers, it is not uncommon for us to also meet with all parties concerned, including DEC, DOT, County and Town Zoning and Planning Boards, financial institutions, architects, engineers, sellers and neighboring property owners.  This type of entity needs a reliable and established contact who will work with all parties to facilitate the entire transaction.  Our reputation and past performance has put us in that position.  We have people from food and lodging concerns, convenience stores, gas stations and retail stores all currently working with us.  We may present them with existing opportunities or we may put together a scenario custom-made for their particular project.  In recent years, KINNEY Drugs and BYRNE Dairy have each called on us to help them establish their retail presence in towns like Old Forge in Herkimer County.
